Property Maintenance
We provide proactive and reactive residential maintenance and repair to ensure all things run smoothly for our clients' properties. Property maintenance is the strategy and task involved in keeping rental properties safe, in good condition, and running efficiently; this includes interior/exterior, plumbing, electrical, HVAC, and routine operations.
Comprehensive Accounting
We make every effort to keep you informed about your property. A secure online account provided by our team keeps you updated on property activity, including vacancies, leasing, maintenance, inspections and financial reports. Whether you live a few blocks from your rental property or hundreds of miles away, you can monitor the activity of your property from the convenience of your computer, 24 hours a day anywhere in the world.
Rent Collection
We collect the rent every month and deposit it into your account expeditiously. Our collection processes are professional but tough, and we are extremely diligent in collecting rent through a systematic, timely process. Tenants are offered a variety of ways to pay rent on time, so you may receive your rental payments as quickly as possible. We treat each tenant respectfully and fairly, as a positive relationship with a tenant leads to timely rent payments as well as better care for your property.
Utilities Management
Utilities management includes all of the utilities serving a specific municipality, such as energy, telecommunications, and water and wastewater services. Throughout many years of providing this start, stop, and transfer of service for clients, our team has gained the experience and expertise necessary to make this process as seamless as possible.
Resident Screening
Placing the wrong tenant can quickly cost you money.Every tenant application is evaluated based on credit, criminal background, sex offender registry, income verification and residency/rental history. Our thorough screening complies with all applicable laws, including Fair Housing and Fair Credit Reporting Act.
Eviction
Even with careful placement there is occasionally a tenant who needs to be evicted. Our staff is extremely knowledgeable in state landlord/tenant laws. If the tenant does not pay rent on time or breaches the terms of the lease, we initiate the proper legal steps necessary, in the fastest possible time frame, to minimize your costs and get the property turn-key leased.
